I start with a no-cost visit to your property to assess the condition. Much of what I’ll learn will be provided by you, the owner, through a kitchen table conversation. I’ll then tour the property with you taking photos and written notes identifying issues as we go.
Upon returning to my office I will prepare a spreadsheet outlining the issues and potential repair/correction costs. I will provide this report to you. Again…no-cost to you.
If what I have presented makes sense to you, and you wish to engage my services, here is what comes next.
- INSPECTION. I always recommend that a professional whole house inspection be conducted by a licensed professional inspector. This will establish the template from which we may collectively determine the best course of action for you.
- PLANNING. With the professional inspection in hand we may discuss a schedule that works best for you, one that suits both your time and your budget.
- EXECUTION. Once we have agreed on a schedule I will commence dispatching the skilled workers to do the work. Appointments will always be made with you before anyone shows up at your door. I will be in attendance as each contractor arrives at the job to make introductions and review the scope of work to be done. I will visit the site periodically to check on work progress. I will also inspect all work when it is deemed to be have been completed to make sure that it has been done correctly.
- PAYMENT. As your General Contractor I will pay the sub-contractors and suppliers. You will reimburse me on a 30 day net basis. Your Real Market Prep monthly invoice will be carefully itemized with all original vendor invoices attached. Real Market Prep charges you 20% of all invoices for your project e.g., if everything adds up to $10,000, I will earn $2,000. That’s it.
